Northshore Passive House

The clients came to us wanting a family home that'd basically heat itself through Vancouver winters. Sounds ambitious, right? But we pulled it off. This 2,400 sq ft residence hit Passive House certification without looking like a science experiment - it actually fits into the neighborhood.

Granville Tech Hub Retrofit

Honestly, this one was a challenge. A 1970s office building that was bleeding energy and had zero appeal to modern tenants. The owners needed to compete with newer buildings but couldn't justify tearing it down. So we got creative - kept the structure, gutted almost everything else, and reimagined what this building could be.

Gastown Warehouse Conversion

This project had us working with heritage consultants, structural engineers, and honestly, a lot of old photographs trying to figure out original details. A weekend retreat that had to handle deep snow loads, minimize site disruption, and operate off-grid for extended periods. We used prefab modules to reduce on-site construction time and environmental impact.

Common Questions About Our Projects

Honestly, it varies a lot. A residential renovation might be 6-8 months from design to completion, while a commercial ground-up build could be 18-24 months. We spend about 3-4 months in design development - seems like a lot, but it saves headaches later. Construction time depends on complexity, weather, permit approvals, and how many surprises we uncover once walls are opened.

Yeah, we've done projects throughout BC and occasionally elsewhere in Canada. We've built in Whistler, Victoria, Kelowna, and even one project up in Yukon. For projects outside Metro Vancouver, we usually partner with local architects or technologists who know the local codes and conditions. Makes the whole process smoother for everyone.

This is always the million-dollar question. Upfront? Maybe 5-15% depending on how aggressive you want to be with performance targets. But that gap's been shrinking as materials get cheaper and contractors get experienced. Plus, operating costs drop significantly - some of our clients see payback in 7-10 years, sometimes less with energy incentives. And property values tend to be higher for buildings with strong sustainability credentials.

Some of them, yeah. We occasionally organize tours for prospective clients or architecture students, but obviously need to respect our clients' privacy. The commercial and public buildings are generally accessible during business hours.
